The Basics

RealEstateGuessr shows you real property listings from across the United States. You see the photos, location, square footage, bedrooms, and bathrooms. The sale price is hidden.

Your job is to guess the price. The closer your guess, the more points you earn. Play solo to sharpen your instincts or invite friends to a party and see who really knows the market.

Classic

10 rounds

You see a property listing with photos, square footage, bedrooms, bathrooms, and location. The price is hidden. Enter your best guess and see how close you get. The closer your guess, the higher your score.

Scoring: 0-2,000 points per round based on accuracy. Max 20,000 per game.

Classic Timed

10 rounds, 90 seconds each

Same rules as Classic, but each round has a 90-second countdown. If time runs out before you guess, you score zero for that round. No overthinking allowed.

Scoring: Same as Classic. Zero points if the timer expires.

Higher / Lower

10 rounds

Two properties appear side by side. Pick which one has the higher price. The pairs are selected to be genuinely close in price, so size and curb appeal can be misleading.

Scoring: 1,000 points for each correct pick. Zero for wrong. Max 10,000.

Closest Price

5 rounds

You see a subject property and four comparables. Pick the comp that is closest in price to the subject. Inspired by how real estate appraisers select comps.

Scoring: 2,000 points for 1st place pick, 1,000 for 2nd, 400 for 3rd, 0 for 4th. Max 10,000.

Multiplayer Classic. Create a party, share the join code, and everyone plays the same listings simultaneously. Highest total score at the end wins. No account required for guests.

Scoring: Same as Classic. All players are ranked against each other.

Everyone guesses the same listing. After each round, the player with the worst guess is eliminated. Last one standing wins. One bad guess and you're out.

What price am I guessing?+
You're guessing the price of a real property listing. Depending on the listing, this could be the list price or the actual sale price. Every property in RealEstateGuessr is a real home from the United States with real pricing data.
Are these real listings?+
Yes. Every property in the game is a real home with real photos, real square footage, and real pricing data from across the United States.
How often are new listings added?+
The property pool is updated regularly with recent sales. We currently have over 43,000 properties in the database, and new listings are added periodically to keep the game fresh and reflect current market conditions.
Why do some properties seem overpriced or underpriced?+
Real estate pricing varies dramatically by location. A modest-looking house in a high-demand zip code can easily cost more than a larger home in a cheaper market. That's what makes the game challenging. Every price shown is real pricing data from the listing.
How is scoring calculated in Classic mode?+
Your score is based on how close your guess is to the actual price, measured as a percentage. A guess within 5% earns 1,000 points. An exact match earns 2,000 (it's rare). Guesses more than 30% off score zero. Each game has 10 rounds, so the theoretical maximum is 20,000 points.
What happens if time runs out in Timed mode?+
You score zero for that round. The game continues to the next property. You still play all 10 rounds, but any round where the timer expired before you guessed counts as zero.
How does Higher / Lower pick which properties to pair?+
The pairs are algorithmically selected to be close in price. You won't see a studio apartment next to a mansion. The properties are chosen so that the price difference is subtle, typically within 2-20% of each other. That's what makes it tricky.
Do I need an account to play?+
No. You can play all solo game modes without an account. Creating a free account lets your scores appear on the global leaderboard, tracks your game history, and is required to join Party games.
How do Party codes work?+
One player creates a party and gets a short join code. Share the code with friends (up to 10 players total). Everyone enters the code to join the same lobby. The host starts the game when everyone is ready. All players see the same listings at the same time.
What's the difference between Classic Party and Survivor?+
In Classic Party, everyone plays all 10 rounds and the highest total score wins. In Survivor, the worst guess each round is eliminated. One bad round and you're watching from the sidelines. Survivor tests consistency, not just knowledge.
Can I play on mobile?+
Yes. RealEstateGuessr is fully responsive and works on any device with a web browser. No app download required.
How is the leaderboard ranked?+
The global leaderboard ranks players by total score across all games played. You can filter by game mode (Classic, Timed, Higher/Lower, or Closest Price) and sort by total score or average score per game.
